What 1398 Oak Creek Canyon Road (↓$550K to $8.95M) lacks in usable land it makes up for in views, among the best in Montecito. The house was once on the market for $22 million, which was insane, but now it’s looking like a rather good deal.

1506 Miramar Beach (↓$405K to $6.495M) is at the less fancy end of Miramar Beach, which also appears to be more vulnerable to rising sea levels. And it needs work.

There’s a lot of potential at 1185 Fife Lane (↑$295K to $5.295M) in Birnam Wood, along with a lot of house (6.875 square feet). The price started at $7.5 million, which was rather ambitious, before dropping, dropping, dropping to $5 million. Now it’s back online at a higher price. Love that huge covered-and-heated terrace.

521 Toro Canyon Road (↓$200K to $2.195M) came on at $2.495 million, dropped to $2.395 million after two weeks, and now it’s taken another quick reduction. The property is 1.55 acres, but it stretches along Toro Canyon Road.

2239 Featherhill Road (↓$50K to $3.745M) seems like the kind of property people are snapping up. Perhaps this reduction will do the trick.

I love the roofline of 1539 Cliff Drive (↓$100K to $2.595M). Could the price have felt high for a three-bedroom, two-and-a-half bath house?

Beyond the number of bedrooms—six in the main house and two in an outbuilding—there’s no clear justification for a price in the sixes at 705 Oak Grove Drive (↓$150K to $6.345M). P.S. Standing seam metal roofs like this are so of this moment that I wonder whether they’ll start to feel dated. Thoughts?
