Noteworthy new listings….
735 Fuera Lane ($17.5 million) looked good when it sold for $11.431 million in May 2021, and it still looks good now. (I’m particularly fond of the doorless kitchen pantry accessible from either side of the cooktop wall.) The 1928 house has character aplenty, is in a terrific location, and passes the turnkey test, if you don’t mind a little foofiness. Plus, you get a guest house, pool with slide, and a pickleball/sport court.
There’s not an ounce of foof at 1383 School House Lane ($6.35 million), a 1965 four-bedroom—although two of those bedrooms are a little unconvincing—that has been renovated in the spare style in favor these days. The lot is one acre, but the hardscaping near the house is limited by the way the land slopes down toward Casa Dorinda.
The 1950 hacienda at 302 Piedmont Road ($6.295 million), off the upper part of N. Ontare Road, lays the rusticity on thick like queso. But the outdoor kitchen/bar and swimming pool are ready for a fiesta.
Either time or Photoshop has mellowed 803 Cima Linda Lane ($4.75 million), which used to be as black as night. It was a rara avis for Eucalyptus Hill, or most anywhere in Santa Barbara, also because of the woodsy surroundings. The house was built in 1980, but the architecture feels very 1970s, especially in the main living area. The angles make more sense in the bedrooms, where the surfaces take things in a midcentury direction.
316 Argonne Circle ($2.995 million) smells like a spec reno: it sold for $1.65 million three months ago, and the choices are as safe as can be. While the location might not be for everyone—it’s at nine o’clock on the San Roque spiderweb circle, directly across from San Roque Catholic Church—the property will likely go fast.

••• 107 Olive Mill Road ($6.375 million): Two-bedroom condo in the complex at the intersection of Coast Village Road; the sellers paid $4.975 million in April 2022.
••• 722 Woodland Drive ($4.3 million): Eucalyptus Hill four-bedroom with Cima Linda Lane on the other side.
••• 1647 Posilipo Lane #B ($4.15 million): Two-bedroom condo in the six-unit compound between S.Jameson Lane and the train tracks; the seller paid $2.45 million in March 2021.
••• 62 Canon View Road ($3.795 million): 1970s architecture and dated surfaces.
••• 530 Ricardo Avenue ($3.3 million): Four-bedroom house on Meigs Road for which the seller paid $2.495 million in April 2023.
••• 417 Northridge Road ($2.695 million): Renovated four-bedroom above San Roque (below).
••• 569 Ricardo Avenue ($2.595 million): Three-bedroom house a few doors down; the seller paid $1.875 million in November 2022.
