Noteworthy new listings….
The setting of 1556 La Vista Road ($6.3 million), seven acres on a ridge above San Roque, is insane. Views stretch in every direction; even the drive up is dazzling. Built in 2011, the 6,008-square-foot house radiates off the round, high-ceiling foyer, and the architect made a lot of choices—cut-outs, unorthodox angles, stairs everywhere, and a kitchen that feels like the bridge of spaceship. Clean it up, style-wise, and you could have quite the villa 10 minutes from Gelson’s.
The listing for 615 Hot Springs Road ($13.95 million) says the 2006 property has been “newly remodeled and expanded by its designer owner,” and yet it looks as if AI had been tasked with creating a typical Montecito house. (Maybe it’s the grainy photos?) But as a large blank slate—five bedrooms, ADU, pool cabana, etc.—on an acre in a prime location, it’s likely to draw a fair amount of attention.
Spitting distance away is 602 Parra Grande Lane ($6.2 million), which feels like a weekend house for someone from L.A.: it has contemporary panache, it’s totally turnkey, and it requires relatively little maintenance because the 1915 building (originally a carriage house) and its motor court take up most of the .38-acre lot. The seller paid $5.425 million in April 2022.
I don’t believe there’s an Ennisbrook casita with as much land as 454 Meadowbrook Drive ($5.75 million). The 2,788-square-foot house is on the small-for-Montecito side, but the yard punches well above its weight. The floor plan is essentially single-level, if you don’t count two steps, and while the kitchen would benefit from a refresh, I suspect the property will be a hot commodity.
The 1948 house at 3400 Los Pinos Drive ($3.895 million) in San Roque is a charmer inside and out, with an adorable front porch, lovely millwork, and a perfect little guest house (but no garage). It’s like a Nancy Meyers set, but smaller. When it last came on the market in mid 2022—listed for $3.65 million and selling for $3.7 million—there were offers aplenty.
The exterior of the Brutalist hacienda at 3595 W. Oak Trail Road ($4.45 million), built in 1990, earns major points for letting its freak flag fly. The interiors play things much more safely, when what the house wants is theatricality—minimalism, maximalism, whatever, just let it make a statement. Given some of the listings above, $4.45 million for 20 acres northeast of Los Olivos feels like a steal, and I’m sure those stables would be great for raising pugs. Maybe it’s time to say goodbye to all this….
