One-of-a-Kind Downtown House Seeks $3 Million

Noteworthy new listings….

Well, color me wrong: I just assumed that 1003 Santa Barbara Street #A ($2.995 million) was a Jeff Shelton building, what with the exuberant facade. But according to the listing, “Independence House” was “artfully and whimsically designed by the owners with assistance from David Ferrin of Arketype Architects.” (See update below.) It’s a fascinating situation, with 2,352 square feet of living space above an eight-car garage. Interiors are idiosyncratic; note the elevator reminiscent of a pneumatic tube (that only connects the first two floors) and the pull-out wine storage. UPDATE 9/26: Arketype’s David Ferrin emailed to explain that the listing is incorrect: “The owners, who are friends of mine, are not designers and had nothing to do with the exterior design other than to provide direction and feedback on scope and desired features of the project as most clients do. Our client, who has been a champion of our work, assures me that he did not characterize his involvement in interviews as the designer, and stated that I am the designer.”

Located in the Sea Meadow enclave, 36 Hammond Drive ($8.45 million) is a five-bedroom house with a bit too much Old World charm—something that could easily enough be addressed. You’ll like it more if you like the sound of passing trains.

In its favor, 500 Meadow Wood Lane ($6.95 million) has four bedrooms, two offices, and a huge living room; in increasing order of concern, however, are the three baths, the diagonals in the floor plan, the need for updating throughout, and the location on Sycamore Canyon Road.

The gates at 325 San Ysidro Road ($4.495 million) write a check that the house can’t cash, but the location—a flag lot walkable to Montecito Union School—will likely make the property a hot commodity anyway.

Likewise, the spec reno at Hope Ranch’s 4375 Via Glorieta ($4.195)—purchased for $2.625 in April 2018—should go quickly, even though the property abuts Las Palmas Drive.

1260 Ferrelo Road ($1.5 million) is just waiting for a fairy godmother to wave her magic wand over it.
