Noteworthy new listings….
3443 Padaro Lane ($41.95 million), which the sellers bought from Ellen DeGeneres and Portia de Rossi in 2019, has a lot to like: the 77 feet of beachfront; the way the house is oriented to capture views of the curve of Padaro Beach; the 1.3-acre lot, big enough for a guest house and a lighted tennis court; and a cool, polished vibe, with several neat outdoor spaces. The 1970s architecture cuts both ways—a laid-back, Fire Island-y exterior, and an abundance of non-perpendicular planes inside. N.B. The public-access path to the beach runs alongside the property’s eastern edge. I’m amazed that no local landowner has torn down the sign.
It’s safe to say that whoever buys 2125 Ten Acre Road ($11.2 million) will freshen up the interiors—and it’s also safe to say that the house is going to sell fast. There’s so little available in Birnam Wood, and what does come online usually needs a major overhaul. The floor plan could use some tweaks (the primary bedroom shares a bath with a guest room, and you may not be ready for a caretaker’s apartment), but the foundations are solid and the 1.4-acre lot, on a quiet cul-de-sac with direct access to the golf course, is a beaut.
I missed 909 Park Lane ($8.3 million) when it was listed two weeks ago, but it’s definitely worth a look, if only for the stone outcropping inside the house.
Jeff Shelton houses don’t come on the market often—with the exception of 145 Olive Mill Road ($6.495 million), which sold for $3.799 million in April 2021 and $5.55 million in September 2022. While there’s less of the signature Shelton whimsy than you might expect, the 2009 house is still recognizably one of his, and the walkability to Coast Village Road is a huge draw. The rooms are small, though, and the larger part of the yard is in the front, rather than the rear (where a new house looms nearby).
Just when you think there are no new ways to describe a view, along comes 1568 Franceschi Road ($5.995 million) with its “jetliner panoramic views.” The description is apt, particularly from the living room, which has 1965 sex appeal. The kitchen is big, and there are primary bedrooms on the main floor and upstairs. I wish the outdoor spaces weren’t sprinkled around the lot, but it’s all very private, and there’s a decent chunk of yard to the side of the house. (The listing says that more photos are on the way.)
The 1941 Moody Sisters house at 2 Rosemary Lane ($3.278 million) needs updating (especially in the bathrooms), and it’s a bit too close to Barker Pass Road for comfort. And the first photo below is of the front of the house. Still, there’s a lot of historical charm.

••• 255 Ortega Ridge Road ($2.995 million): 1986 fixer on a half acre with swell views; bet it comes back as a spec reno.
••• 967 Garcia Road ($3.395 million): 1946 Lower Riviera five-bedroom in need of updating (the trompe l’oeil mural in the fenced living room is something to behold); the lot is .32 acre and usable (above).
••• 3212 Calle Fresno ($2.795 million): Four-bedroom with two baths and it’s on San Roque Road.
••• 2697 Montrose Place ($2.795 million): Mission Canyon spec reno with a bare-bones exterior; the seller paid $1.25 million in June 2022.
••• 428 E. Anapamu Street ($2.295 million): Cute 1929 Alex D’Alfonso cottage.
••• 427 E. Sola Street ($1.895 million): Three-bedroom, three-bath charmer in a three-unit development.
••• 234 Cordova Drive ($3.57 million): Mesa spec reno (I’m guessing) with a kitchen that could pass for a display at Reid’s Appliances (below).
