In lieu of a roundup of open houses—which haven’t started up again yet—here are some noteworthy properties that have just come on the market.

The 1955 house at 125 Rametto Road ($3.695 million), overlooking the Montecito Club golf course, was apparently designed by Lutah Maria Riggs and then redone by “the renowned Peter Kavoian” (or maybe Peter Kavoian?). 777 Rockbridge Road ($3.25 million) is on a juicy 1.7-acre lot in Riven Rock—but, unfortunately, it’s on the wrong part of the lot, with the bulk of usable yard in front. Better screening from the street would help, to a point. On the plus side: charm galore in the living and dining rooms.

The owners of 703 Park Lane ($6.385 million) took a ranch house and turned it Spanish with astonishing success. (I thought the bathrooms were especially well done.) It’s turnkey, if you don’t mind the fake grass, and consequently, it has already gone pending.

It gets hard to tell the Mediterranean-inspired estates apart these days, but 2838 East Valley Road ($6.95 million) has a few things on its side: it’s well off the street, it has a small ocean view, and those parquet floors in the living room are a treat.

According to the listing, the owner of 940 Coyote Road ($4.295 million) poured more than a million bucks into the 2013 house after buying it three years ago for $2.6 million. The views are terrific; the floors, less so (but carpets should certainly help).

Two condos in the Montecito Shores complex have come on the market at the same time, making for an interesting comparison. 3 Seaview Drive ($4.8 million, top two photos) is ground-floor and oceanfront, but the interiors are a bit dated. 51 Seaview ($2.85 million, Botton two photos) is a third-floor unit a few buildings from the beach, with a much fresher style.
