Noteworthy new listings….
John Mellencamp is attempting to flip 1200 Toro Canyon Road ($4.5 million), near the very end of a very long road, after paying $2.45 million in May. The 1980 “adobe-style” house has been appealingly decorated—”before” shots can be seen here—but I think the changes are all cosmetic, and the moody photos do the property no favors. Perhaps Mellencamp is taking a page from his ex, Meg Ryan, who memorably made a killing in July.

1330 Barger Canyon Road ($6.9 million) is a 6,100-square-foot house on a 102-acre lot northwest of the San Marcos Foothills Preserve. The living room makes a fascinating contrast to the rest of the property.
If you can get past the shared driveway and the planned-community vibe, 154 Coronada Circle ($4.495 million) is pretty appealing, not least of all because of the deluxe views from the kitchen, living room, and large terrace.
2470 Calle Almonte ($3.195 million), on a corner lot between Flora Vista Drive and Elings Park (the latter a short walk away), has a nice open-plan kitchen/living room and an ocean-view deck.
At the brokers’ open on Wednesday, the word was that 916 El Rancho Road ($2.395 million) already has a bunch of offers—no surprise, given how little there is near Montecito at this price point. Some of the surfaces could use updating, but the floor plan works, especially for a family. (There are two-and-a-half baths for the four bedrooms.) The question is, will it trade for over $3 million?
If you have an appetite for risk—fire can never be far from mind this high up the hill—the reward at 2835 Gibraltar Road ($3.695 million) is a drop-dead view. The interiors need to be brought up to date. (Update: @SB_Updater pointed out that this house has been on and off the market since 2017, which I missed—sometimes the houses blur together. Realtor.com has the full price history, which I’ve added below, while Zillow does not.)
