Hope Ranch “Postmodern” Tries for an Ambitious Flip

Noteworthy new listings….

According to the Wall Street Journal, landscape designer Jay Griffith bought 4045 Cuervo Avenue in 2018 for $6.75 million, and now he has put the property—six bedrooms plus two-bedroom guest house on 2.44 acres—on the market for $21.5 million. The article calls the Hope Ranch property postmodern, but it seems like classic 1990s to me; maybe that’s just another way of saying that interesting choices abound. As deluxe as the views are, I can’t help but thinking $21.5 million is a lot for those floors.

465 Hot Springs Road ($15.995 million) is a big old pile of a house: nearly 15,000 square feet, constructed in 1910 and expanded in the 1970s. And it’s on 6.72 acres, well off the street and in a prime part of town. It needs updating, though—let’s hope we get to see it when the next owner is done.

Hope Ranch is still hot: the four-bedroom house (with guest house) at 4320 Via Esperanza ($12.5 million), built in 2014 on 1.47 acres, is already in escrow. Some rooms have aged better than others.

Also in escrow: 1730 Glen Oaks Drive ($4.995 million). Unfortunately, we don’t get to see inside, but I kind of love the juxtaposition of the fussy architecture and the ragged lawn.

Turnkey four-bedroom in San Roque, built in 2017? I bet 3630 San Remo Drive ($2.95 million) goes for above ask.

While I’m making wagers, I could see someone giving 2504 Foothill Lane ($2.795 million), a quick transformation into a California Cottage, with board-and-batten exterior and less-brown bathrooms, and flipping it. P.S. Enough with the wine photos!

Located just above the Swell Athletic Club in Goleta, which could be handy, 5810 La Goleta Road ($2.685 million) is a 1965 three-bedroom with a brawny charm.

Big for the Westside, the 3,147-square-foot 1503 Mountain Avenue ($1.995 million) could use a refresh*, but the location limits how much you’d want to put into it. (*I hereby declare the wet bar a landmark that may not be touched.)

1544 W. Valerio Street ($1.895 million) is a neat house, in good shape; a shame it only has one bathroom for the two bedrooms….

And a few others worth checking out:
••• 275 and 285 Olive Mill Road ($2.9 and $2.1 million, respectively): Two vacant lots at the corner of Hot Springs Road; 285 is cheaper because it fronts Hot Springs, too. The seller has presumably heard that the house under construction across the street is said to have pre-sold for $8.7 million.
••• 3037 Calle Rosales ($1.695 million): The rare San Roque house that’s more attractive inside than out; in escrow.
••• 2313 Banner Avenue ($1.795 million): Summerland four-bedroom.
••• 2490 Golden Gate Avenue ($2.1 million): Summerland two-bedroom.
••• 21 Via Alicia ($3.75 million): Eucalyptus Hill house with views for days, but there are steps everywhere and it needs to be redone.
••• 485 Via Dichosa ($3 million): 1970s two-bedroom in Hope Ranch ready for a makeover.
••• 2803 Valencia Drive ($1.37 million): Adorable 1930 house east of San Roque; a project (below).
••• 4653 Via Huerto ($5.25 million): Two-acre vacant lot on western edge of Hope Ranch.

660 Orchard Avenue (off East Valley just north of Romero Canyon) sold in 6days for $600,000 over asking! The lot size is 7,400 sq ft- no pool- very small “city sized” lot. The sale price is $3,776,000! I heard the out-of-town buyer purchased the home without seeing it in person.
