Hope Ranch House That Feels Like a Hotel

Noteworthy new listings….

This week’s headliner is once again in Hope Ranch, but it’s about as far as you can get from last week’s antique. Built in 2017, 4160 La Ladera Road ($24.5 million) took 479 days to sell in 2017-2018; it finally traded in January 2019 for $14.8 million. That buyer sold it for $18.15 million in July 2022. Now the property is back, shooting for hot potato status. I don’t think much has been done to it, which makes the price seem optimistic. But all it needs is one person to fall in love, and the 10,463-square-foot house, built in 2017, does cast a spell. Blending contemporary architecture with hints of North Africa, it comes off like a hotel—in a good way, but BYO staff. P.S. Sexy, sexy shower! And that pool is 25 yards long.

More optimism is on hand at 3519 Padaro Lane ($16.5 million). It’s a flip: the seller paid $10 million less than a month ago (!). If it sells for the asking price, it will have appreciated at the rate of $270,000 per day. Comprising a main house and a guest house, the oceanfront property looks better now—thanks to a lot of white paint, new landscaping, etc.—but it still waiting for a real upgrade to make it feel like more than a cheap-and-cheerful beach cottage.

The 2012 house at 226 E. Mountain Drive ($7.25 million) is contemporary in style, but it’s no stack of white boxes. Character is baked in, with interesting materials and even touches of whimsy. If the cathedral living room feels overwhelming, more intimate spaces abound—including “a trailer-mounted ‘tiny house'” across from the garage and an idyllic hot tub. And the views are out of this world. But—there’s always a but—this is a big price for that part of E. Mountain; the other houses on the Upper Hyde private lane are far more modest.

Would that we could go back in time and have a chat with whoever thought it would be a fine idea to plop a staircase in front of the double-high wall of windows at 939 Arcady Road ($5.875 million). I don’t see the 1951 house making sense unless you rethink the floor plan; the good news is that there’s a decent amount of space (5,316 square feet, plus outbuildings) to work with. P.S. Note the weird angles in two of the bathrooms.

The shingled exterior is the best thing about 1126 Las Olas Avenue ($2.395 million) on the Mesa. The 1938 house is in rough shape, but if brought into the modern era—and perhaps the workshop/hobby building could be attached to the house and made into a primary bedroom?—it could be quite cute. And there’s a roof deck on the flat part in back.
