Homeowners Hear the Hot Market Knocking

The local real-estate boom is clearly getting noticed—in the past week, 15 noteworthy properties have come online.

The 1933 Chester Carjola estate at 1505 Monte Vista Road ($8.999 million) in the Hedgerow has quite a bit of glamour—and bathrooms the likes of which you don’t see very often.

Spiffy 3579 Padaro Lane ($11.75 million) is move-in ready, but it’s pretty close to the train track, so time your due diligence accordingly.

I wouldn’t kick 1592 E. Mountain Drive ($18.9 million) out of bed, but I’d be surprised if it trades over $15 million. There are just too many Don Nulty Mediterranean mansions like it, and most are less high up the hill (i.e., insurance might not be over $100,000 per year).

313 San Ysidro Road ($9.5 million) is a 2010 house on 1.82 prime Montecito acres. The bathroom styles aren’t aging well, but the rest appears to be in good shape. P.S. What kind of ritual do you think happens on that round island in the ocean of mulch?

The listing for 2225 Las Tunas Road ($5.5 million) says it was built in 1920, which seems highly unlikely. Great street and nice views, but figure out in advance which palms are yours and which are not.

This market is so nuts there’s apparently no reason to bother staging. At least 1020 Via Tranquila ($4.25 million) in Hope Ranch got vacuumed.

This market is so nuts that 2148 Piedras Drive ($5.3 million) in Montecito is asking more than it has any right to—and it might just get it.

This market is so nuts that the four-bedroom, three-and-a-half bath 1984 Inverness Lane ($5.4 million) in Birnam Wood—with neither guest house, pool, nor views—went pending on contact.

30 Pueblo Vista Road ($2.95 million) also went pending fast, but it’s easier to see why: fresh style, Riviera views, and a rad front door, all under $3 million.

The 1913 house at 401 E. Pedregosa Street ($3.35 million), at the north corner of Laguna, is just so civilized. A good decorator could do wonders with it.

And someone with nice taste had his/her way with 155 E. Valerio Street ($3.3 million). Not convinced that dining nook can handle adults, though.

An 1883 compound, 1575 East Valley Road ($3.85 million) has a “farmhouse, converted carriage house, barn, and studio.” If only one could go back to when the street wasn’t so noisy….

Lots of midcentury sex appeal waiting to be maximized at 951 Jimeno Road ($2.9 million).

What a difference photography makes: on Zillow, the photos of 2140 Alisos Drive ($5.388 million) make it look a bit German Expressionist, which is not a compliment. Realtor.com has the professional shots, shown here.

You want to try to sell your house yourself, like the owner of 1399 Sycamore Canyon Road ($3 million)? So be it. But hire a photographer to do it justice.

Re Sycamore Canyon: There are really nice pictures in MLS from when it was a rental. not one has a fishbowl wide angle too.
