Noteworthy new listings….
The price of 845 Sea Ranch Drive ($25 million) must have elicited gasps across Campanil when the property hit the market—the neighborhood has been turning more luxe in recent years, but there hasn’t been anything near $25 million in these parts since Dr. Laura Schlessinger fruitlessly listed her house for $22.85 million in 2021. That one needed updating; this one does not. It’s new construction and a real looker, built with attention to detail, although a few style choices—the front walk, the splatter-paint ceiling in one bedroom—won’t be for everyone. Is it worth $25 million? Heck if I know. I love the under-the-radar nature of the neighborhood, and the ocean views without freeway noise, but Campanil also lacks prestige (for now), and some of the houses down the street would struggle to ask 15% of what this one is asking. P.S. While the bedrooms are lovely, I kept thinking there must be a guest house somewhere….
The 2022 Tudor at 5200 Armour Ranch Road ($20 million), on 103 acres east of Santa Ynez, looks like a fish out of water from the outside—it’s handsome, but you could be forgiven for thinking it’s a mirage. Inside, designer Jane Hallworth has given the house a bold, glamorous makeover, particularly downstairs. (All it needs is Kristin Scott Thomas in jodhpurs.) Now that Ellen and Portia have reportedly moved to the Cotswolds, this may be the last black kitchen we see for a while….
1803 Fernald Point Lane ($34.5 million) has a quintessential Montecito location near the end of exclusive Fernald Point Lane—the waves can be heard crashing just below the house, which has been redone from tip to toe (with leopard-print carpeting in between). The listing describes the house as Provençal, which I don’t quite see, but to be fair, I have yet to visit the suburban parts of Provence.
Vestiges of 1948 charm can be glimpsed here and there at 3319 Braemar Drive ($5.1 million), a throwback to what Yankee Farm must have felt like back in the day. I’d love to see the house given a makeover along the lines of this one outside Santa Ynez. The land is a big part of the draw—it reads as larger than an acre, with enough space to accommodate a pool, sports court, and equestrian facilities.
The photos of 2329 Foothill Lane ($3.995 million) don’t do the 1956 house justice: the rooms are airy, and it sits in a sweet spot with broad views and an appealing guest house off to the side.
It’s rare to see a midcentury house that hasn’t been altered in some way, but 395 Loma Media Road ($3.849 million) on the Riviera is the real deal, having never been sold since it was built in 1963. It’s awesome in ways—such as the paraboloid ceiling—you can’t tell from the photos, and in great shape. May the next owner please not ruin it!
