Noteworthy new listings….
Built in 1928, 1556 San Leandro Lane ($7.8 million) is an eight-bedroom Hedgerow house ridden hard and put away wet. The potential is clear, if you’re up for a project and don’t mind that all the bedrooms are upstairs. P.S. That elevated sofa is a vacuumer’s dream.
From a distance, the portico at 3506 Campanil Drive ($7.9 million), a.k.a. the house with the horse statue, makes the 1976 property feel commercial, but I think it could be turned into something neat. More than surfaces need attention, however; one of the ground-floor bedrooms should be sacrificed to connect the massive upstairs guest apartment—with the grandeur of a penthouse, it wants to be the primary, but it’s only accessible via an outdoor staircase. Moreover, the one-acre lot (much of which is taken up by the front lawn) is ripe for a pool on the south side of the house.
We need a new term for a property like 454 Meadowbrook Drive ($6.395 million), an Ennisbrook casita that sold for $5.95 million last February. It’s less of a flip for fun and profit than a just-trying-to-get-out-whole. Anyway, what I wrote last time still stands: “The 2,788-square-foot house is on the small-for-Montecito side, but the yard punches well above its weight. The floor plan is essentially single-level, if you don’t count two steps, and while the kitchen would benefit from a refresh, I suspect the property will be a hot commodity.” UPDATE: I’m told this involves sad circumstances, so it’s not the usual change-of-heart situation we see so often.
You have to love the location of 2938 Cliff Drive ($4.595 million), a hop and a skip from Hendry’s Beach and with the area’s distinctive hills viewable from many windows. As you might guess from looking at it, the original 1970s house was added on to at some point, with a primary suite—complete with wet bar—above the new garage. The front yard could easily handle an ADU/vacation rental.
At 4,616 square feet, 1235 Mission Ridge Road ($3.85 million) offers a lot of space for the money, given the Riviera location. The 1980s architecture has quirks, including a floor plan with every conceivable geometric shape, stairs throughout, and a primary bedroom open to the floor below. (Love the hand-painted bathroom tile, though.) While upstairs has a nice view, I do wish that the house sat farther back on the lot.
I missed 2632 Montrose Place ($1.495) when it came on the market a few weeks ago—either it slipped by or I dismissed it as just a .22-acre vacant lot. But it’s actually a .22-acre vacant lot with “completed plans and permits” for a house by Jeff Shelton. The design is notable for being relatively low-key, with a bridge leading to the front door, a 731-square-foot cantilevered deck, and Corten steel cladding.

••• 2321 State Street ($1.835 million): 1939 two-bedroom, two-bath above Pueblo Street.
••• 1523 Portesuello Avenue ($2.995 million): Bel Air Knolls Mediterranean with five bedrooms, all upstairs; a two-arch folly out front; and a hillside playhouse in back.
••• 46 Nicholas Lane ($1.949 million): 1957 fixer off Barker Pass Road.
••• 339 Sherwood Drive ($2.1 million): 1992 three-bedroom off El Sueno Road.
••• 2480 Roblar Avenue ($6.75 million): Clairmont Farms, an eight-acre lavender farm south of Los Olivos with an “iconic 1930’s farm house,” a three-bedroom manager’s house; and a two-bedroom guest house. Sure wish there were more photos.
••• 2715 Vernon Road ($2.495 million): 1951 Samarkand three-bedroom, two bath with an appealing foyer and a schlep to the outdoor shower (below).
