Noteworthy new listings….
Architect Don Nulty is known for traditional styles, Mediterranean in particular, which makes the newly built contemporary at 843 Park Hill Lane ($14.99 million) an intriguing outlier. The rooms are large with high ceilings, and the views are magnificent. (The guest house doesn’t match because it’s original to the property.) The easy access to Old Pueblo Trail is a treat; having a pool for a post-hike dip would be even better.
The address for this Hope Ranch property ($40 million) is undisclosed, but it’s on a good street and it sold for $13.6 million in August 2018. The market has changed a lot since then, granted, but the house is still 5,853 square feet on a 4.81-acre lot, in a half-rustic, half-rococo style that feels very of its time (2012). It’s quite a spread, and I have not seen it in person. The price, however, seems like it came from outer space, given the Hope Ranch comps—such as the 10,317-square-foot 4187 Cresta Avenue ($19.95 million) and the 5.5-acre 4475 Via Abrigada ($18.5 million). Or has comps-be-damned 4400 Via Abrigada ($88 million) skewed someone’s thinking?
3215 Campanil Drive ($7.695 million) will sell fast and for over ask—not because the house is turnkey (it needs a refresh), but because you’re getting a lot for your money, including 1.26 acres with pool, tennis court, and glimpses of the ocean (without any freeway noise, a prime benefit of the Campanil neighborhood). One thing to note about the 2003 house: there are two living/family rooms, but the grander one is paired with the kitchen—and there’s no dining room, per se.
Humphrey Road is a little-traveled street just off Miramar/Hammonds beaches, and properties there don’t come online very often. 87 Humphrey Road ($5.4 million) has two structures: a three-bedroom house in front, with an appealing fenced-in terrace, and an adorable 1920s cottage in back. While it’s entirely likely that both will end up as vacation rentals, the larger house would make a super little second home, supported in part by rental income from the cottage. P.S. I get convulsions just thinking about a ceiling fan placed in front of a skylight.
If 150 San Leandro Place ($3.995 million) were $500,000 cheaper, I’d bet that it would come back as a spec reno. The footprint is fine—three bedrooms, two-and-a-half-baths—but it all needs work; the appeal is in the .51-acre lot and the Hedgerow location. Two questions: what impact will those sycamores have on the light inside when the leaves come out, and when was the last time you saw a trash compactor?
The 1928 house at 3417 Chuparosa Drive ($2.695 million) in San Roque is rich with historical character, both good (the windows, stained glass) and less good (a very narrow staircase, an antique stove, and a shared hallway bath for the two bedrooms upstairs). There’s a two-room suite above the garage, but it only has a half bath; the trick is making sure you can convert it to a full. Still, the curb appeal is off the charts. P.S. Love the river-stone paths.
3126 Calle Mariposa ($2.295 million), in the San Roque spiderweb, feels better than the photos indicate, and it has a sweet backyard. The kitchen island is massive for a 1,858-square-foot house, but I guess you need it for storage.
You don’t see a modern Victorian very often: 2550 Grand Avenue ($2.695 million) was built in 1989, but with an eye toward the past. I can dig it, although the ceiling heights look a bit too period-appropriate. P.S. No sleepwalkers in the attic!

••• 2480 Foothill Road ($2.95 million): Neat 1927 four-bedroom at the corner of Mission Canyon Road.
••• 1515 De La Vina Street ($3.495 million): Victorian four-bedroom with a separate duplex out back.
••• 460 Foxen Drive ($2.495 million): Renovated three-bedroom, two-bath west of N. Ontare Road; plus, a kegerator in the outdoor kitchen.
••• 3401 Madrona Drive ($2.495 million): Spec-reno three-bedroom with a nice outdoor living room but really close to State Street.
••• 3940 Paradise Road ($3.85 million): 156 acres in the backcountry; the seller paid $551,000 in January 2023 and now there are “design plans” for “16 individual cabins, a glass front yoga & fitness studio & full spa & a range of amenities.”
