Noteworthy new listings….
The three-bedroom house at 59 Tierra Cielo Lane ($3.4 million), on an acre in Cielito, is a standard 1960s California ranch that benefits greatly from the popped ceilings and the openness of the big backyard to the south. I love the quirky pool even if its shape is hard to categorize. Brass knuckles? N.B. The seller paid $1.895 million in March 2019.
The 1989 house at 160 Butterfly Lane ($5.495 million) has splashy curb appeal, what with the sweeping staircase, multiple arched windows, and tower. Inside has merits, too, but the dining room area feels a bit makeshift and the bathrooms may or may not be ready for a refresh, depending on your preferences. (The primary is a whopper.) While there appears to be negligible outdoor space, Coast Village Road and Butterfly Beach are a pleasant stroll away. P.S. The seller paid $2.976 million in December 2020.
“Crafted in 1929 for the distinguished Bergen Family,” 2314 Anacapa Street ($2.995 million) looks great on paper, with a gracious living room, plenty of windows (which help to lighten up Spanish Colonial architecture), and an old-school brick pool deck. If it were mine, I’d drag the kitchen into the current decade and redo the bathrooms. P.S. What do you think is behind that little door in the Mustard Room? (This is technically a relisting, as the property was on the market for two months in 2022 for $3.595 and $3.35 million.)
On 10 acres between Los Olivos and Ballard, 2740 Ontiveros Road ($6.495 million) is a compound with “main residence, second residence, barn, and workshop.” The listing says the property dates from 1996, but the main house is a “re-imagined adobe residence,” which I assume means it’s older. (The entry courtyard has the languor of a different time.) Interiors skew a tad RH, but the amenities—the four-car garage has two sinks and a dishwasher—and space sure do appeal.
Something completely different is on hand at 1270 Poppy Valley Road ($4.25 million), on 20 acres in the Jonata Springs gated community north of Buellton. Built in 2006, the three-bedroom house is very 1990s—to wit, the unexpected angles, glass partitions, industrial materials, and so on—and you’d expect a guest house with all that land. But wow, what a view from the living room and terrace!

••• 400 Hot Springs Road ($4.995 million): Attempted flip of French Normandy house that looks like it sits below grade; the seller paid $4.8 million in June 2022 and made it look much nicer.
••• 2505 Castillo Street ($2.495 million): 1925 Craftsman duplex; each unit has two bedrooms and one bath.
••• 656 Via Miguel ($2.295 million): Spec reno three-bedroom above More Mesa (below); the seller paid $1.5 million in May 2023. Love the saucy chimney cap.
