While yesterday’s new listing, 3511 Sea Ledge, is a charming house in good condition on a quiet street, today’s new listing, 3239 Cliff Drive, is not. In its favor: around a hundred feet of ocean frontage and a much lower price.

Bedrooms: Five.
Bathrooms: Two.
Size/Acreage: 1,441 square feet / 1.39 acres.
Price: $6.5 million.

A half mile west of Hendry’s Beach, 3239 Cliff Drive is a long, 1.39-acre lot stretching between the street and the Pacific. The views out over the water are sublime, to say the least. You can hardly blame the broker for waxing poetic: “Peaceful sounds of the surf imbue this land with tranquility, while the frequent flight of majestic pelicans at eye level along the bluff top or the occasional sighting of migrating whales never fails to stir excitement.”
The only thing that the 1955 house itself is likely to stir is anxiety. Judging from the information at hand—especially the lack of interior photos, but also the five-to-two bed/bath ratio, the “walls of redwood and glass,” a carport instead of a garage, a “rustic barn,” and “cork flooring and other charming features”—it’s going to be a major project, or even a teardown. One hopes that the new owner will go the midcentury-modern route rather than attempting to replicate a Tuscan villa.
3239 Cliff Drive is open this Sunday from 1 p.m. to 4 p.m., or contact Kathleen Winter of Berkshire Hathaway Home Services (805-451-4663, [email protected]) for a showing. Either way, tell her Siteline sent you.
