Noteworthy new listings….
It’s no surprise that the seller of 550 Freehaven Drive ($21.75 million) was drawn to the 2007 property, judging from the room devoted to Dungeons & Dragons on view at the brokers’ open. The 2007 house is Italian in style, but with a touch of the medieval—myriad staircases, arched windows, dramatic ceilings, entry courtyard with colonnade, and the tower (currently used as an alfresco dining room). I found it a hoot to explore IRL; if only I had brought my cloak, wand and amulet…. While the decor is a bit heavy, the fundamentals are strong, and the ocean-view terraces and gardens are beyond breathtaking. P.S. Google Maps has a hard time with the location; the 21.56-acre lot is actually at the western end of Freehaven Drive.
The seller of 645 and 675 Olive Road ($14.99 million) in Montecito paid $10.575 million in May 2021 and made some improvements, but the 1929 Windsor Soule compound is still awaiting the complete makeover it deserves. It comprises two properties, both of which are around 1.3 acres and also being offered on their own. 645 Olive ($9.995 million) is the four-bedroom main house, with a dreamy floor plan that radiates East Coast charm. (“We call it the Father of the Bride house,” said the listing agent.) The two-bedroom 675 Olive ($4.995 million) makes more sense as a guest house, and buying both allows you to maximize the land in between the two structures.
Despite some midcentury architectural appeal, 948 Las Palmas Drive ($7.495 million) is clearly a fixer; it’s right on the main road into Hope Ranch; and it has a three-bedroom, two-and-a-half-bath floor plan. We are unconvinced.
The 1938 house at 1530 Miramar Lane ($4.295 million) is on a private lane in the ever-popular Hedgerow, and while the property needs updating, the three-bedroom, three-bath floor plan is eminently workable—the potential is not hard to see.
From a distance, the world looks blue and green—wait, scratch that. From a distance, 256 Butterfly Lane ($4.15 million) is a honey, and I’d put a ring on it in a heartbeat. The closer you get, the more you see that a prenup might be advisable. The .29-acre Lower Village flag lot was apparently once part of an adjacent estate; hence the gardens.
Bet this one gets snapped up fast: 2631 Freesia Drive ($3.35 million) is a lock-and-leave three-bedroom in the Summerland Cottages community.

••• 802 Olive Street ($1.299 million): 1916 two-bedroom, one-bath house at the corner of De La Guerra.
••• 2111 Refugio Road ($2.995 million): A pair of modest houses on 81.59 acres (below); the seller paid $2.225 million a year ago.
