Noteworthy new listings….
The 1956 front half of 1000 E. De La Guerra Street ($1.698 million), at the corner of N. Alisos Street, has tremendous curb appeal; it’s the bee’s knees wearing the cat’s pajamas, or at least it could be. But the charm ends at the two-story back half, presumably appended later. As much as I’d love to see someone turn the property into something cool, the .28-acre lot might make more sense as multi-family housing.
The location of 796 Hot Springs Road ($11.25 million) has merit: it’s a one-acre flag lot in the Golden Quadrangle, although a part that’s not exactly rich with estates. The house itself, built in 2000, includes style choices that haven’t aged especially well. While there is an ocean view glimpse, the four-bedroom, three-bath house has neither a guest house nor pool, calling into question the eight-figure price.
On the other hand, that chilly contemporary vibe is easier to freshen up that the suburban Tuscan design of 7363 Shepard Mesa Road ($12.995 million). The outdoor spaces fare better, unless you have to hold your nose when the cannabis smell wafts over.
The living room and kitchen on the main floor of 986 Cheltenham Road ($2.995 million) look great, and they open out onto a lovely, private deck. The lower-level bedrooms aren’t quite as successful, however, and the usable land is yet another level down. Still, I bet it sells fast.
Up above San Roque, 3742 Foothill Road ($4.78 million) is a staid house with some zesty moments—that interior gate, that bathroom, that sauna…. The bigger draw is the 10-acre lot with a driveway you could land a small plane on.
Just off State Street, 6 E. Valerio Street ($3.3 million) is a handsome new-build multiplex with a three-bedroom apartment above four studios permitted as short-term rentals.

••• 220 Hot Springs Road ($3.9 million): Three-bedroom, two-bath on a busy stretch of Hot Springs.
