Noteworthy new listings….

The blocky porte cochère makes 375 Ortega Ridge Road ($12.8 million) feel like a hotel, and it leads to one of those foyers where you wonder which direction you’re supposed to go. The rest of the property flows much better, and there’s a lot to work with: all of the rooms in the three-bedroom main house have generous proportions, and the guest house is off to the side, with its own parking. Plus, the property is 2.2 acres with stunning views of Montecito and the mountains. P.S. Love the water fountain at the clay tennis court.

The seller of 1250 Bel Air Drive ($4.395 million), who paid $2.017 million last April, leaned into the midcentury vibe: the 1963 four-bedroom got a snazzy, brassy glow-up. It’s kitted out for a good time, with a wine room off the kitchen, a glam bar, a massive primary bath, and a butler’s pantry with a second cooktop/stove. The laundry room is a hangover moment, though.

Located above Carrillo Street at the base of Alta Mesa, 1018 Belmonte Drive ($3.995 million) is an impressive spec reno—the sellers paid $1.844 million in December 2022—with myriad premium-level details. The house is pretty in a sophisticated way, embracing warm tones rather than the black-and-white standard these days. I do wish one of the three guest rooms was en suite, though, and if the house were mine, I’d plant a hedge in front of the black fence in the backyard.

4613 Via Rubi ($3.795 million) feels distantly related to 375 Ortega Ridge, with similar architecture and voluminous rooms. There are some funky angles here and there, but the views are major and the pool is party-ready. (Bonus points for the diving board.) I haven’t seen it in person, so let’s just assume that the motor court is gravel and not decomposed granite.

The listing for 2324 Chapala Street ($2.349 million) touts “one of the largest closets you’ve ever seen,” and it’s not kidding: the second-floor attic-style room is big enough to be a legitimate bedroom. The 1925 house (between Pueblo and Junipero) has plenty of historical charm, but the upstairs bedroom, which feels like it should be the primary, only has a half bath.

The listing for 3914 Harrold Avenue ($1.595 million), meanwhile, says the house is “one of the first homes built in the neighborhood”—and it has the photo to prove it. That’s what we now think of as west San Roque.
