Noteworthy new listings….
There are plans for an ADU and pool at 1430 Greenworth Place ($5.45 million), but the size of the Hedgerow house feels just right to me—particularly for one or two people, because the house proper is not huge, but there’s an en suite guest room across a breezeway. The price implies you wouldn’t want to do much updating, which may or may not be the case, but people have lately been willing to pay a premium for walkability to Coast Village Road.
There’s style in the 1970 bones of 1107 Clover Lane ($5.25 million), on Riven Rock’s western edge—note the long, lean lines; coffered ceilings; and banks of windows. The surfaces want attention, or perhaps more: the listing cites “a remarkable canvas for further development.” The lot is 2.07 acres but quirkily shaped, with frontage on Ashley Road.
The listing of 2447 Calle Linares ($3.795 million) claims the property has been “extensively upgraded and remodeled over the years,” but the question of which years looms large. The interiors need to be redone, and even then, you’ll be left with a lot of stairs. In its favor, the views are fantastic—if you can overlook the elementary schoolyard is directly below—and the lowest level has a kitchenette and separate entrance. P.S. The only thing “large” about those decks is the amount of chutzpah involved in describing them.
831 Alameda Padre Serra ($2.975 million) also has amazing views, with no schoolkids below, and it feels like a pretty good deal to me. The architecture is classic 1970s, and the interiors have leaned hard into the Mediterranean style of the (current?) exterior. If you don’t mind enduring a bit of APS, you can walk all the way to downtown.
Proof that your money goes much farther in Goleta: 1455 Holiday Hill Road ($3.1 million), off N. Fairview Avenue, is a three-bedroom house, with one-bedroom guest suite, on 1.2 acres with an ocean view.

••• 1320 Plaza Pacifica ($4.5 million): Single-level, two-bedroom condo in Bonnymede; photos are said to be forthcoming.
••• 787 El Rodeo Road ($2.495 million): 1991 four-bedroom with elevated dining area off Cathedral Oaks Road (above).
••• 1047 Cheltenham Road ($2.275 million): Renovated 1974 Mission Canyon three-bedroom; the seller paid $1.395 million in October 2020.
••• 7 St. Ann Drive ($2.095 million): 1,325-square-foot three-bedroom on a cul-de-sac near Skyview Circle.
••• 9000 Figueroa Mountain Road ($3.9 million): Rancho Cielo, an 80-acre campground (“with 36 designated camping spot areas, fire pits, and 7 appointed RV hookups, [and] 7 other cabins on long-term leases”) that I’m only really including here because I’m fascinated by the mullet-y outbuilding pictured below.
