The week’s notable new listings….
A 1923 two-bedroom Sears kit cottage on a sweet one-block street downtown, 2311 Wellington Avenue ($1.495 million) went pending on contact. Heck, I almost bought it just so I could keep it in my pocket and admire it every now and then.
In that part of San Roque that looks like a spider web—on a map, I mean—226 Calle Manzanita ($2.895 million) is a 1946 house redone to nice effect. The guest house is cute but it comes at the expense of a garage.
On the plus side, 1423 E. Mountain Drive ($7.995 million) appears to be in good shape and it’s in the Golden Quadrangle, but off the street. The cons: it’s not very big (4,636 square feet) for this area and price, and there’s not much of a view.
At 320 Ortega Ridge Road ($7.995 million), on the other hand, $8 million gets you fabulous views, but you’d probably want to redo the kitchen and bathrooms. Also, the lot runs along the road, with little usable land.
4178 Creciente Drive ($6.25 million) is wedged between Marina Drive and Creciente Drive in Hope Ranch, with the entrance—and front yard—getting the prime ocean views. (It’s hard not to wish the house was approached from Marina.) The kitchens and baths have been updated, but there’s an extraordinary amount of wall-to-wall carpeting, including in the dining room.
1520 San Leandro Lane ($4.195 million) is a 2010 house on an acre in the Hedgerow; if I recall correctly, someone is about to build on the vacant lot next door.
The 1938 house at 845 Via Hierba ($2.995 million) in Hope Ranch has potential, if you’re up for a big project. The listing photos must be old, unless the tenant (through 2021, I hear) is a world-class minimalist.
The 1,825-square-foot house at 55 Crestview Lane ($2.795 million) benefits from an au courant renovation and being in the Cold Spring School District.

••• 2710 Montecito Ranch Place ($8.75 million, below): Yet-to-be-built house in the hills northeast of Summerland.
••• 803 Litchfield Lane ($2.55 million): Mesa two-bedroom in decent condition.
