A Fourth Channel Drive House Is for Sale

In lieu of a roundup of open houses—which haven’t started up again yet—here are ten noteworthy properties that have just come on the market.

Touted by the listing agents as “coming soon,” but I’m sure you could snap it up now, is the newly built 1210 Channel Drive ($18.5 million) overlooking Butterfly Beach. Some of the choices are better than others. It joins at least three neighboring properties on the market: 1150 Channel Drive ($25 million) and 1104 Channel Drive ($32 million), and 1086 Channel Drive ($25 million).

According to the listing, 1676 East Valley Road ($10.5 million) is “the historic Manana estate, built in the late 1800s and designed by Francis Underhill.” The house is 7,700 square feet, all on the same level. The staging is fine, but bolder decor (and different paint) will really make this house special. Bonus points for that chimney.

3555.5 Padaro Lane ($9.9 million) is a 2,082-square-foot house on .11 acre, with neighbors wedged up against it. Beachfront Padaro Lane has cachet, to be sure, but that’s a lot of money for so little real estate.

When I saw the price of 759 Via Manana ($6.45 million), I thought the owners must be hoping for a pandemic bump. But they probably think of this as a price cut: from 2009 to 2011, the house was listed for $6.7 million. Via Manana has been hot lately, and they may be looking at 1845 E. Mountain Drive around the corner as a comp (it sold for $6.25 in July, with neither view nor pool), but that house felt utterly contemporary.

145 Olive Mill Lane ($3.85 million) is architect Jeff Shelton in low-key mode, with only little of his signature whimsy. It’s likely a bit too close to Olive Mill Road for many folks.

An airy, stylish staging shows off 2405 Santa Barbara Street ($3.05 million) to advantage, but the kitchen implies that the 1924 house may not have been updated much over the decades.

Behind the quirky postmodern facade of 2463 Whitney Avenue ($2.485 million) in Summerland is a quirky postmodern interior.

The price of 707 Chiquita Road ($3.5 million) is an eye-popper: the house has three bedrooms and two baths, and it’s on the wrong side of Alameda Padre Serra. Then again, the location—at the end of a cul de sac, buffered from neighbors—is appealing.

Not too far away is 501 Drexel Drive ($1.995 million), which has already gone pending.

The listing for 1202 Diana Road Parcel 3 ($895,000) explains the situation succinctly: “At the end of a long private drive, perched above historic Diana Rd., this 12,000 square-foot parcel includes permit-ready plans to remodel the existing 1922 adobe structure, plus construct a two car garage and a detached two bedroom, two full bathroom ADU.” The plans are online, but I’m mainly including this because the photos of the old house aren’t the kind of thing you see very often around here.
