In lieu of an open-house roundup—those aren’t happening these days—here are some noteworthy properties that have just come on the market.
Just under $10 million is a lot for a house in the 2662 Sycamore Canyon Road ($9.875 million) part of Montecito, but you do get three acres and a cool contemporary house built in 2007. Some of the style choices have aged better than others.

Likewise, $3.895 million seems high for one of the Ennisbrook “Casitas”—i.e., the gated community’s smaller houses with less land and closer neighbors. But 485 Monarch Lane looks great, aggressive stonework aside, and for some people, the itty-bitty backyard is a virtue. P.S. Love the breakfast nook.

Corner lots in the Upper East don’t come up that often, and 1702 Olive Street ($1.695 million) has a lot to work with, including a 1926 house and a juicy yard. But there will be work involved.

According to the listing, 3875 Center Avenue ($2.195 million) was “built in 1935 and is for sale for only the second time in its 85 year history.” (The listing says 1938 elsewhere, but whatever.) The hacienda-style house sits off the street on a .8-acre lot—big for San Roque—and while some of the rooms are begging to be redone, there’s a lot of potential.
