The owner of 595 Picacho Lane ($36.5 million) bought the property for $12.363 million in late 2021 and thoroughly redid it. While the exterior is all safe choices—white board and batten, Santa Barbara sandstones, standing-seam metal roof—the interior has welcome idiosyncratic touches, such as the four-seat bar just off the foyer and the wall of wine storage in the dining room. And more important, the floor plan of the 1933 main house has been ironed out. The main draws are likely to be the prestigious location, the totally turnkey condition, and the sheer amount of space, both in the 7,800-square-foot house and around the 3.09 acres, where there’s room for a guest house, guest cottage, wellness pavilion, art studio, and pickleball court—and it never feels cramped. If the compound lacks a certain distinction for a $36 million piece of real estate, a good interior designer (vs. staging) will be able to amp up the personality.
321 E. Islay Street ($3.49 million) is a 1914 Winsor Soule that needs a new everything. (No interior photos are available.) But the floor plan is workable: sacrifice a few rooms on the ground floor to make a big kitchen and you’d still have three en-suite bedrooms.
For the homeowner who never wants guests: 428 E. Islay Street ($1.8 million), a 1922 bungalow with two bedrooms and one bathroom. The house is jammed into the back of the lot, with almost all of the outdoor space in the front yard.
The 1925 house at 1404 School House Road ($3.444 million) is likely a teardown—the location is too valuable for something so modest (1,176 square feet, one bath). Moreover, starting fresh, you could orient the house toward quieter Camphor Place.
