Noteworthy new listings….
1530 Franceschi Road ($6.85 million) has top-of-the-Riviera views from pretty much everywhere (note the primary bathroom tub), and if you don’t mind the stairs—I counted five distinct levels inside the 1977 house—there’s a lot to like, including two large living rooms and myriad other seating areas, inside and out. Approaching $7 million, however, you might wonder whether you should also get architectural provenance or a pool.

Too bad there’s no floor plan for 1975 Inverness Lane ($7.995 million), because it feels like a main selling point for the 4,014-square-foot house in Birnam Wood. The three en-suite bedrooms are all far from each other; the primary has his-and-her bathrooms; and there’s a nice little office. While the Traditional Home stylings don’t totally jibe with the 1970s architecture, and the floors aren’t real wood (which may be preferable if you have a dog), the cul-de-sac location is a winner. It’s a quirk of the Lower Riviera—one of many—that Loma Street, when it turns north toward Alameda Padre Serra, becomes E. Pedregosa Street. And that’s where you’ll find 821 and 823 E. Pedregosa Street ($4.5 million), which has an only-in-Santa Barbara vibe, from the stone garage with car canopies inside each bay (perhaps because the ceiling is crumbling?), to the charming 1915 house (with an adorable living room fireplace), to the outbuilding with three tiny apartments (with “stable and mature tenants” who pay “over $4,500 per month” in rent). If you don’t have a few other people living on the property, can you really call yourself a resident of the Lower Riviera?

The two-bedroom, two-bathroom house at 2516 State Street ($1.985 million), between Constance Avenue and Quinto Street, was built in 1977 but could pass for older. Bathrooms want an upgrade, and there’s not much outdoor space; nevertheless, I bet it goes for over ask.

••• 33 Via Alicia ($4.5 million): Three-residence compound with super views, but it’s a project from tip to toe.
••• 307 Santa Monica Way ($2.65 million): The amateur photos probably won’t hurt the chances of this 1955 West Mesa cottage on a sweet little street near the bridge to Meigs Road.
••• 844 Cheltenham Road ($2.2 million): “One-of-a-kind” three-bedroom in Mission Canyon.
••• 408 De La Vina Street ($1.195 million): 1914 bungalow where the one and a half bathrooms are both accessed via the kitchen.
