Noteworthy new listings….
We’ve enjoyed a run of historical houses in Hope Ranch lately: first 4305 Via Presada (1931), then 4045 Lago Drive (1928), and now 929 Canon Road ($7.185 million), a 1925 hacienda designed by A.B. Harmer. The entrance is seductive—the front door leads to a courtyard—and the floor plan is solid, if you don’t mind the occasional set of steps. Interiors are due for an update; the potential is clear. P.S. The primary bath is prepared for some serious splish-splash.

The 1962 house at 2911 Holly Road ($3.995 million) is near the end of a private lane in Mission Canyon, with panoramic views, a sexy pool/pool house off the front yard, and a bathroom straight out of room 137 at the Madonna Inn. (The tub is accessed via a relatively small opening, so you must really feel like you’re in a cave-within-a-cave. And in the yellow bathroom, the other half of the shower is likely for plants.) I can’t imagine that the seller—who paid $2.45 million in August 2021—did much to the property; it’s a project.

The listing for 1141 Glenview Road ($6.75 million) calls it a “rare opportunity to own a sweeping ocean view home on private Pepper Hill,” which is amusing, given that this is the second time in 18 months that this particular house has been on the market. (It sold for $5.995 million in February 2022.) What I wrote before still holds: “The exterior of the 1973 house […] has a low-key charm, the better to contrast with the dazzling views from inside. The four-bedroom, two-and-a-half-bathroom ratio isn’t great for a $6 million house, however, and some of the interiors feel like they belong elsewhere. I’d like to see this one when it gets redone.”

475 487 Monarch Lane ($5.3 million) has lock-and-leave appeal. The house is move-in ready (if you’re OK with the style), and you get the benefits of Ennisbrook—gated community, pool, tennis, pickleball, etc.—without having to care for much land. Two possible speed bumps: the primary bedroom is upstairs, and the eave over the south-facing windows limits the light that reaches the kitchen.

The going rate for a nice house in a good neighborhood these days starts at $3 million—to wit, 2412 Calle Galicia ($3.395 million) in the Westwood Hills area west of Alta Mesa. The 1967 house isn’t particularly distinctive, and some of the design choices are dated, but it’s perfectly livable, with a roomy backyard and Elings Park a short walk away.

231 Constance Lane ($2.895 million), built in 1978, needs a total redo—all but the kitchen images are virtually staged—but the street is terrific, a cul-de-sac close to both downtown and San Roque and on the high side of Mission Creek, so there are no neighbors to block the mountain views.
