Noteworthy new listings….
Titanic/Avatar director James Cameron and his wife, Suzy Amis Cameron, have listed their Hollister Ranch compound at 89 Hollister Ranch Road ($33 million). According to the Wall Street Journal, “after buying the house [for $4.375 million in the late 1990s], they spent a year remodeling it […] installing quartzite flooring and restoring the original, natural woods, which had been stained and painted. ‘The previous owner had had a lot of marble,’ the director said. ‘We brought it back down to something that felt connected to the land.'” It’s a full, 102-acre share; besides the main house (8,000 square feet, more or less), there’s a guest house, two barns, and (per the listing) “a 4,795-square-foot equestrian facility that is next to the Ranch offices with caretaker’s quarters, including four apartments that feature six bedrooms and six bathrooms.”
The 1915 house at 1111 Mission Ridge Road ($9.25 million) was briefly on the market in mid-2021 for around $7.7 million, but the seller wasn’t quite ready to move on. One look at the setting and it’s easy to understand why: 1.23 acres with views of the city, ocean, and mountains, plus enough space to comfortably accommodate a guest house, pool, and rather dramatic tennis court. It all wants updating, and the floor plan is quirky in that big-old-house way, but the potential for a marquee property is clear.
4004 Via Laguna ($8.125 million) in Hope Ranch appears to be a spec reno, the seller having paid $3.1 million in late 2021. The 1966 four-bedroom house got a thorough redo: the upper floor living/dining room has midcentury dazzle and terrific views; the shag carpet in the family room downstairs was removed to reveal stunning terrazzo floors inlaid with brass. While the primary bathroom has a sweet courtyard with outdoor shower, the bedroom itself is off the foyer, and the windows look out on the entry path.
The newness of 2507 Mesa School Lane ($3.695 million) is appealing: it was “rebuilt from the slab up with all new plumbing, insulation, dual-pane windows, and more. The extensive remodel features all new hardwood floors, knotty alder doors, a gas fireplace, eight skylights, and a large, gourmet kitchen.” The lot’s .14-acre size and shoebox shape forced some concessions—the guest room next to the primary has an awkward bathroom situation and, perhaps more of a concern, there’s very little outdoor space. That said, Mesa Lane Beach is an easy walk away.
Also worth bearing in mind:
••• 504 Hodges Lane ($3.495 million): Fixer/teardown that sold for $3 million a year ago.
••• 4549 Camino Molinero ($3.295 million): Four bedrooms and the pool is nice but the property abuts Cathedral Oaks Road, there’s a lot of carpet, and the bathrooms are tired. And you know how I feel about glass brick. But maybe that’s what $3 million gets you these days….
