Expanded 1905 Craftsman on an Upper East Corner

Noteworthy new listings….

The 1905 house at 504 E. Valerio Street ($5.45 million) appears modest from the street, but it extends for a total of 4,181 square feet, with six bedrooms and five full baths. (If only we had a floor plan….) Aside from the fact that the usable outdoor space is primarily downstairs—and someone made off with a bathroom mirror—I don’t see much to dislike, which is saying something.

Built in 2020, 6779 Del Playa Drive ($3.995 million) is a fascinating commercial property in Isla Vista: the oceanfront building comprises two units—one has seven bedrooms and four baths, and the other is a 300-square-foot oceanfront studio.

The owner of 2434 Santa Barbara Street ($4.3 million) paid $2.36 million in late 2020, but beyond the addition of a bathroom, the remodel of the 1952 house falls flat. The floors look like plastic, the ceilings are dying to be popped, the backyard pavilion doesn’t mesh at all, and the less said about the lounge chairs on a bed of rocks in the front yard, the better.

Someone had a change of heart about 695 Via Hierba ($12 million), putting it on the market eight months after buying it for $11.85 million. The house is big—7,358 square feet, six bedrooms—and fun for all ages. You could throw at least three parties at once; the hot tub alone seats twenty. And there’s a nice two-bedroom guest house, plus stables, for guests who need to sleep it off.

871 Deerpath Road ($5.995 million), on Eucalyptus Hill, got a redo after being purchased for $2.404 million in March 2021. The turnkey condition and one-acre lot have more appeal than the architecture—and may go a long way toward achieving a remarkable price for the street.

The smart money says that the three-acre property at 3139 Sea Cliff ($7.997 million), in Yankee Farm, will get subdivided into three lots, but imagine keeping all that acreage for yourself…. The house is a goner either way.

Meanwhile, in Los Alamos, behold the adorable 1883 two-bedroom house at 305 Centennial Street ($1.295 million). This could be the pied-à-terre that Bell’s fans have been waiting for.

The undeveloped portion of 3139 Sea Cliff is a State-listed hazardous waste site due to DDT contamination from a former nursery. It’s in “Open-remediation” status meaning cleanup apparently hasn’t been completed yet. Hopefully potential buyers will do their due diligence on that one!
