Noteworthy new listings….

Built in 2001, 4187 Cresta Avenue ($22.5 million) in Hope Ranch got renovated and expanded a decade ago, and some parts work better than others. The nice thing is, you have options. If you find the living room a tad narrow, try the family room. If one kitchen leaves you cold, move to the other one. If the two-bedroom guest house doesn’t feel right, perhaps you’d be more comfortable in the one-bedroom pool house. Hurt your knee on the tennis court? Swim in the pool or work out in the 816-square-foot gym. And if none of the above floats your boat, try to find contentedness somewhere else—the tree house, the chicken coop, the vegetable garden—on the 2.54 acres of grounds.

The seller of 20 Camino Alto ($8.499 million) paid $960,000 for the 1.3 acre lot near the top of Las Alturas in June 2020 and built what I have to assume is a spec house. The entry level includes the living room, dining room, kitchen, and primary bedroom; downstairs are three more bedrooms (one is en suite, one shares a bathroom with the hallway, one has no bath), a gym, and a screening room. The views are mesmerizing. The only real demerit is the lack of main-floor outdoor space, aside from a narrow balcony; the lower level has some outdoor space, but it’s all covered except for the pool and fire pit. P.S. A room on the main floor is open to the elements so it can be used for a grill.

An architect with something to prove must have designed 790 Ayala Lane ($6.2 million); it’s hard to look at straight on, and not because it’s so beautiful. The seller paid $2.532 million in December 2019 and renovated throughout (er, maybe not the primary bathroom), and it certainly looks better, although there are still a lot of levels, angles, weird-shaped windows, etc.

Plans are in the works to convert the back building at 269 Oak Road ($3.5 million), currently configured as two one-bedroom apartments, into an ADU, but I can’t shake the feeling that whoever buys the Coast Village property will scrape it and start over, even though the pink cottage in front has 1930s charm.

The 668-square-foot cottage at 1100 Tunnel Road ($1.099 million), up near the Botanic Garden, has four small rooms, a bathroom, and a kitchenette, and while living there full-time might grow tiresome, it would make a sweet place to spend a couple of days. There’s even an outdoor shower, on the left side of the house in the second photo below. You might want to do some due diligence on the neighbors, though.
