Second Time Around for a Sweet Little House in the Hedgerow

Noteworthy new listings….

“Has anything been done to it?” was the question pretty much everyone asked at the brokers’ open for 279 Santa Rosa Lane ($5.575 million), which the seller bought in January 2022 for $4.5 million. The answer? Not much beyond painting, so what I wrote in late 2021 still holds: “The sweet 1948 house, on a .87-acre flag lot, has quintessential Hedgerow charm. It’s low-ceilinged and a bit dim inside, and it needs updating throughout, but there’s a ton of potential, particularly if you’re willing to embrace the quirks (like that marvelous green bathroom).”

Built in 1979, 3202 Braemar Drive ($4.995 million) could be mistaken for a condo complex, and the interiors are so tired you can practically hear them yawn. But the Yankee Farm location is fantastic, and the one-acre lot seems to go on and on—beyond the big pool deck is a spread of fake lawn, and beyond that is a sand volleyball court. P.S. Someone really had a vision for that picnic table.

I don’t think any of the properties on Owen Road, which dangles off the end of Cima Linda Lane on Eucalyptus Hill, have come on the market since I started writing about real estate, so I was tickled to see 547 Owen Road ($5.5 million) pop up. It was built in 2007, surprisingly enough. The open-plan ground floor might be workable, but that staircase is always going to dominate.

Best accessed from Mountain Drive, despite the address, 1816 Gibraltar Road ($3.8 million) is a 1958 California cottage–style three-bedroom that was bought in March 2021 for $2.3 million and given a renovation. It has good energy, and the stonework and brick terrace do a lot to create a sense of place; the abundant oaks, however, cut down the light inside a fair bit.

3018 Paseo Tranquilo ($3.575 million) is another quick turnaround: the seller paid $3 million in May 2021 and didn’t do much to it. While that’s a big price for San Roque, the house is turnkey (built in 2009) and large for the area (3,045 square feet, with three en-suite bedrooms). I wish the backyard felt less sunken.

The 1966 house at 2507 Calle Andalucia ($3.175 million) is uninspired. The location is great, though, with an ocean view and an entrance to Elings Park right outside the front door. And if you go up the wooden stairs to the left of the house, as seen in the first photo below, there’s a small deck with even better views. And next to the deck is a swath of flat land that’s technically parkland, so you can’t do much with it, but it’s fenced off as if it were yours. Alfresco yoga?

With the exception of one bathroom, nothing at 115 E. Pedregosa Street ($3.195 million), a Craftsman built in 1913, appears to have been changed in decades. And it’s adorable, although the upstairs needs to be reworked so that at least one bedroom is en-suite.

The seller of 1721 Olive Street ($2.9 million) paid $1.475 million in September 2021. I don’t know if it’s the paint, the lighting, or the postproduction work on the photos, but the interiors come off as blindingly white, and you have to wonder whether the severe contemporary style so common in spec renos is the best fit for a 1915 Craftsman.

“Rehab will be needed before moving in,” concludes the listing for 1111 Garcia Road ($2.9 million). Ya think?

••• 2706 Cuesta Road ($1.895 million): “Almost shovel ready development opportunity” in Samarkand.
••• 1374 Shoreline Drive ($3.595 million): 1,352-square-foot three-bedroom across from Shoreline Park.
••• 829 Roberto Avenue ($2.595 million): Similar 715 Roberto, which came on the market last week for $2.765 million, and clearly priced to win.
••• 2505 Borton Drive ($1.795 million): West Mesa fixer/teardown.
••• 1224 W. Micheltorena Street ($2.3 million): Spec reno at the western end of Micheltorena; the seller paid $980,000 in August 2021.

OMG we can see the “house” on Garcia from our street above and it is a shambles. Looks like it should have been condemned years ago. It’s basically a lot and $ 2.9 seems outrageous.

You are right about Olive St., the B/W exterior is too severe for a nice little bungalow like that. Same with the all-white interior, but they got the flow right, took a walkthrough yesterday and was surprised at how nice it felt.
