You don’t often see open houses at this price point: 1086 Channel Drive ($25 million), on Butterfly Beach, is a 1962 time capsule, complete with interior fire pit. The whole thing is likely a gut renovation, but there’s potential in the low-slung living room, with the drop-dead Pacific views. (The rounded corners throughout the house are another story.) That said, I highly recommend keeping the Patrick Nagels in the entryway. / Open Saturday and Sunday, 1-4 p.m.

While you’re in the area, check out 1147 Hill Road ($11.5 million) around the corner. Built in 2011 and still in great shape, the house has “a private walking path [that] leads you straight to the sand in less than 30 seconds.” P.S. If you care more about seeing the ocean than being able to walk to it, there’s 2160 Ortega Ranch Lane ($5.495 million). The house, complete with dumbwaiter, is built for entertaining. / Open Sunday, 1-4 p.m.

I wish 117 Calle Bello ($3.295 million) hadn’t been given faux-rustic touches, because the rooms would look better with contemporary trappings, the better to get out of the way of the ocean/mountain views. / Open Sunday, 2-4 p.m.

The jury is out whether the Brutalist new-build 523 Conejo Lane ($1.595 million) works. Maybe you have to see it in person. The open kitchen has appeal, though. / Open Sunday, 1-3 p.m.
