A Sweet 1950 Farmhouse on Eucalyptus Hill

Noteworthy new listings….

You can hardly be blamed for thinking you must’ve gone over the river and through the woods to get to 48 Alston Place ($4.495 million): “grandmother’s house” comes to mind before you’ve walked through the front door. Redo all the surfaces, however, and the 1950 property could really shine—it’s single-level, on 1.6 acres, and the floor plan is graceful. (The bathrooms wouldn’t even need enlarging.) Betcha it sells for $5 million.

The listing for 160 Miramar Avenue ($5.175 million), says the 1955 house has been updated, but not enough: too many different floor materials, a half-finished kitchen, bathrooms with baths/showers on different levels…. Someone with kids—and a desire to get them into Montecito Union School—will likely see it in a different light.

While the surfaces at 2995 Calle Bonita ($6.15 million) occasionally scream 1990, there’s something irresistible about 6,319 square feet on 20 acres in the Rancho Ynecita community up in the valley—or perhaps I’ve spent too much time in my little house during all the rainy days of late…. P.S. Do two kitchen islands count as an archipelago ?

The seller of 1208 Bel Air Drive ($4.85 million) paid $3 million in August and did a super-quick renovation to get it back on the market, stat. The place looks sharp, and it has size (3,844 square feet) and livability on its side. I do wish the house lived up to the grand impression it makes from the street; the floor plan is a bit choppy, and the landscaping didn’t get as much attention as inside. The question remains open whether Bel Air Knolls is a $4.85 million kind of neighborhood.

The seller of 822 De La Guerra Terrace ($3.595 million), meanwhile, paid $2.266 million in September 2020. While the facade is charmless, the inside has 1931 Alex D’Alfonso style, and there are more spots to hang out in the terraced yard than you’d expect from a half-acre lot in town. Five bedrooms is a stretch, though.

You may recall 2435 Golden Gate Avenue ($2.549 million) in Summerland from when it sold for $2.202 million in September 2021; the entrance is memorable, to say the least. The house is dropped down the hillside, with parking and a deck on the roof, common rooms and the primary bedroom one level down, and two more bedrooms below that. The kitchen has been upgraded, which is nice; too bad the classic Summerland view is only available from the roof.
