Noteworthy new listings….
Has the market cooled down or not? 1564 Ramona Lane ($9.5 million) argues the latter: the lovely 1939 Harriet Moody house sold for $7 million in January 2021—and that included the furniture. The Hedgerow was among the area’s hottest neighborhoods during the glory days of pandemic real estate; perhaps the buyer pool is still big enough and/or turnkey is enough of a draw.
There’s a similar situation at 4689 Via Roblada ($14.5 million) in Hope Ranch: the five-bedroom house sold for $12 million in April (nearly $2 million off the asking price), and not much appears to have happened besides painting. It does have some nice moves, including a 1.5-acre lot, sculptural staircase, swanky pool, and a private gate to More Mesa.
Across the street is 4680 Via Roblada ($11.25 million), which has a bigger lot (2.33 acres), a guest house, and a tennis court. But the interiors are crying for an update.
I’d give 310 Asegra Road ($5.85 million) a thorough makeover, too. While the hills above Summerland have an Old California appeal, the 4.4-acre lot is boomerang-shaped and mostly only serves as buffer.
Las Canoas Road isn’t generally $5 million territory, but 1631 Las Canoas Road ($5.495 million) is nearly 4,000 square feet and recently renovated, with a glimpse of the ocean from upstairs. The interiors come off a bit suburban.
Can a self-described “surf shack” cost $4.75 million? That’s the question posed by 127 Hollister Ranch Road ($4.75 million), a one-bedroom guest house (with sleeping loft in the garage) designed by Ferguson-Ettinger Architects on a one-third share. It sure beats hiding in a bunker if/when the world ends.

The 1956 house at 3059 Sea Cliff ($3 million) in the Yankee Farm part of town is cute as a button from the street. I fear, however, that’s it’s fated to be a teardown. The 1.16-acre lot is like something out of The Grapes of Wrath.

••• 434 Via Alicia ($2.995 million): Typical 1973 house with big views and bigger to-do list.
••• 465A and 465B Hot Springs Road ($2.25 million and $2.75 million, respectively): One-acre lots being sliced off of 465 Hot Springs, which just sold for $11.5 million.
••• 3040 Foothill Road ($3.995 million): 3.69-acre lot near Toro Canyon Road.
••• 171 Evans Avenue ($1.335 million): .57-acre Summerland lot with “close-to-approved plans.”
