Noteworthy new listings….
2942 San Marcos Pass Road ($1.8 million) is notable for the massive boulder just inside the front door, in what I guess is a sunroom-with-bathtub. And the bedroom is dramatic, if you don’t mind getting up at dawn.
Not too far away, in the Painted Cave community, 4812 Ogram Road ($859,000) has the feel of something an architect built for him- or herself. Make sure you sober up before you try descending that staircase.
320 E. Mountain Drive ($4.725 million) is the kind of house that has done especially well in the past two years—move-in ready (although I’d de-yellow the walls first), with some quaintness, thanks to the board-and-batten facade and the standing-seam metal roof. (But why didn’t they do the whole facade?) I expect it will go fast, even if some may find that part of E. Mountain a little too fringe Montecito.
The dark gray paint job does a lot to help 1114 Bel Air Drive ($3.5 million) soften the 1983 lines, but the interior is full of choices that have weathered less well. There doesn’t appear to be any more usable land; all outside spaces are either motor court or deck.
Glass brick alert! While 2462 Golden Gate Avenue ($3.695 million) could stand to have many surfaces replaced, and there are rather a lot of stairs, the views are classic Summerland, and the backyard is just waiting to be revitalized.
136 Loureyro Road #A and B ($2.25 million) is a pair of two-bedroom, one-bath cottages just off Highway 101 near the Sheffield exit. I wouldn’t be surprised if they get turned into vacation rentals—in which case the minimal yard becomes a big plus—or someone may buy them just to have a place to live while they remodel elsewhere.
More glass brick! (Sorry, it’s a trigger.) I kind of love the knoll-top setting of 200 Ellwood Ridge Road ($2.9 million), with the driveway encircling the house. The interior is a total redo, unless you’re fond of stenciling, in which case you’re in luck. The 4.72-acre property, near Winchester Canyon, “features avocados, persimmon, banana, oranges, nectarines, pomegranate, jack fruit, grapefruit, mango, papaya, pecan lime and lemon, plum, rose, apple, mandarin, pluot, macadamia nut, pecan, mulberry… the list is endless.” (Doubt it.)
There’s oodles of old Mission Canyon charm at 1196 Edgemound Drive ($1.695 million), but the three-bedroom main house will need much more than new surfaces.

••• 2324 Cliff Drive ($1.65 million): Eclectic 1947 cottage.
••• 745 Dolores Drive/Avenue ($2.895 million): Alta Mesa house with the kitchen and living room upstairs, to take advantage of the ocean view. Also, Google calls the street Dolores Avenue, but Zillow et al refer to it as Dolores Drive…?
••• 964 Garcia Road ($3 million): The outside of this Lower Riviera house is staid, and a bit Arts and Crafts; the inside is full-on rococo—clearly the home of a dedicated valance enthusiast (below).
••• 6 Chase Drive ($2.5 million): Eucalyptus Hill three-bedroom with a good view.
••• 1931 Robbins Street ($1.26 million): 1930 Westside house that has appears not to have been touched—or photographed—in decades.
••• 4625 Via Roblada ($3.95 million): 3.77-acre vacant flag lot in Hope Ranch, but that number probably includes the long driveway.
••• 670 Romero Canyon Road ($3.95 million): Likely teardown on .93 acres.
