Stranger things have happened around here lately, of course, and it would make a swanky pied-à-terre, given the proximity to Coast Village Road, the lack of maintenance required, and the sleek renovation.

Big and renovated five years ago, 705 Oak Grove Drive ($6.845 million) has that indoor-outdoor-lifestyle thing in spades.

A funky compound of a main house and two guest houses that looks like it hasn’t changed much in decades, save perhaps the kitchen, 1444 School House Road ($3.975 million) surely benefits from being spitting distance from Montecito Union School.

Another week, another Birnam Wood house…. 2123 Forge Road ($4.75 million) has been kicking around for a while as a rental. There’s potential, but even after you unmake some of those choices, there may not be a ton of light. P.S. Elegant bathroom. (UPDATE: I stand corrected. Thanks, Patricia!)

1384 Shoreline Drive ($2.8 million) is only 1,369 square feet, it needs updating inside and out, and it looks out onto the street. I’m not sure how this adds up to $2.8 million, unless being across from Shoreline Park is that much of a draw.

Some nice touches and a great setting, if you don’t mind the proximity to the Santa Barbara Middle School and the Santa Barbara Bowl: 1401 Alameda Padre Serra ($2.95 million) is worth a look.

2123 Forge Road has never been a rental. Elderly sellers have passed and heirs are selling.
