Noteworthy new listings from the past seven days….
In April 2017, 851 Buena Vista Drive ($13.5 million) went on the market for $20 million, and then it languished for years before finally selling for $12.2 million last September. Whoever bought it has just listed it for $13.5 million—and it’s already in contract. UPDATE: A reader reminds me that we know who owns 851 Buena Vista: Marc and Elisa Stad of San Francisco, who decided after buying it that they’d rather have a house on E. Mountain Drive, so now they’re trying to unload it.

A number of properties on Riven Rock Road have changed hands in the past year, and now there’s a new contender. With a 6,885-square-foot house and a two-bedroom guest house on 2.21 acres, 780 Riven Rock Road ($12.5 million) is a nice spread, but for that price you might expect more than a peekaboo ocean view.

“There is work to be done” says the listing for 627 Stone Meadow Lane ($2.95 million), which never lets you forget that it was built in 1962. I’d love to see how it turns out one day—if it doesn’t get razed.

215 Vernal Avenue ($1.695 million) in San Roque looks like the latest in a string of spec renovations done with impressive style.

Another San Roque cutie: offers are apparently being reviewed on Sunday for the 1932 three-bedroom at 3228 Calle Rosales ($1.875 million), with a one-bath studio out back (and quite the covered terrace).

Located in the Cottages at Summerland community, 2635 Marguerite Way ($2.895 million) has lovely views and intense stone floors.
