1949 Mission Canyon Cottage With Sexy Potential

This week’s noteworthy new listings….

Maybe it simply hits my sweet spot—or maybe it’s in questionable shape—but I think 2996 Kenmore Place ($1.295 million) in outer Mission Canyon might be a good deal. Granted, the house has only two bedrooms, and the bathroom pictured above hurts to look at, but it was designed in 1949 by Chester Carjola, with a lot of sexy midcentury appeal waiting to be unlocked.

1630 E. Mountain Drive ($22 million) is one of the more appetizing boxy beige contemporaries to come on the market since the pandemic started. And at 9,991 square feet, it’s also among the biggest. The location cuts both ways—it’s below the San Ysidro Ranch construction parking lot, but McMenemy Trail might be accessible from the property.

Built in 1902, 830 Riven Rock Road ($7.95 million) has earned its quirkiness. Also in its favor: it’s set off the road, it has three offices—which is handy these days—and the guesthouse is precious.

7,500-square-foot 797 Ashley Road ($7,998,500) has size in its favor, but it has only three bedrooms, no guest house, and minimal curb appeal; it’s on the scrubbier part of Ashley; and its “stunning mountain views” apparently have to be seen to be believed. P.S. Let’s round up next time.

An appealing reinvention of a 1971 house, 1931 Garden Street ($3.895 million) came on the market six weeks ago, but with no interior photos. I think it’s worth a second look—it’s the kind of offering people have been snapping up.

Turnkey enough: 2286 Golden Gate Avenue ($1.85 million) in Summerland went into escrow immediately.

1634 State Street ($1.549 million) looks great, but I’m going to guess it’s a spec renovation even though it sold four years ago, and I’d make sure it’s in perfect shape given that the negligible landscaping makes it look like the property was rushed to market.

Same goes for 1712 Olive Street ($2.599 million): the 1933 house photographs beautifully, but it was bought for $1.645 million (implying it needed work) just eight months ago (which isn’t much time to do a lot of work).

••• 2336 Bella Vista Drive ($2.25 million, below): Is that a dirt floor?

Kenmore Place is my favorite new listing in a while. So much potential. I think – based on obsessively analyzing its photos – that there is a quirk with the second bedroom. It may only be accessible off the master, or via the outdoors. Could possibly be addressed. But if that’s true, it makes a family sale tough, which could be the only reason it’s still on the market. I miss the days of going to open houses pre-COVID. Would love to pass through this little beauty. Sure gives 884 Cheltenham a run for its money at current asking.
