Noteworthy new listings….
No surprise that 2839 Glendessary Lane ($3.1 million) went into escrow almost immediately: the street is enchanting, and properties there rarely come on the market. The 1951 house is charming, with a deep backyard. “All that is needed to move in is your toothbrush!” says the listing, but I think the agent must’ve meant paintbrush.
504 Hodges Lane ($5.895 million) is [not*] a spec reno; the seller paid $3.25 million in September 2023 and gave it a very of-the-moment redo. A lack of originality can be expected—it’s the safe bet—but the materials look far from premium. Still, the walkability to the Upper Village is a plus. *UPDATE 2/17: I guessed wrong; the listing agent says this is not a spec reno.
There’s midcentury energy at 985 Monte Drive ($4.495 million), a 1965 three-bedroom in Hope Ranch, and the open-plan living room/dining room/kitchen is appealing. The house is positioned to face the north, which captures the mountain views—possibly at the expense of light, however, due to the hillside to the south.
The 1933 bones at 3180 Serena Avenue ($3.495 million), on the Carpinteria side of Toro Canyon, are strong. The main house has four bedrooms and three baths, and there’s also a one-bedroom guest house; here’s hoping everyone doesn’t try to meet up in the kitchen. P.S. The river rock fireplace is dreamy.
The Santa Fe style of 1245 San Antonio Creek Road ($4.1 million) looks sharp on its 1.5-acre lot, and it makes for an amusing contrast with the Saint Barbara Greek Orthodox Church next door. (It’s a small world after all!) The interiors are ripe for a refresh; is that a light fixture on the ceiling?
The views are the draw at 74 Chase Drive ($3.095 million), a 1960 three-bedroom, three-bath on the west side of Eucalyptus Hill. The seller paid $1.966 million in May 2021, and the listing doesn’t mention improvements. (The fireplace would certainly benefit from a dab of paint.) Above the garage, there’s also a studio with half bath, for your guests who don’t bathe on the regular.
