Noteworthy new listings….
1732 Paterna Road ($5.895 million) is a 1926 house on half an acre in the Riviera, with the views you’d expect, and everything appears to be in good shape. The only demerit I can see is that the property has street on two of the three sides.
On a 1.5-acre flag lot between Hot Springs Road and Picacho Lane, 1327 Green Meadow Road ($6.495 million) definitely has location on its side. The house itself, built in 1985, appears livable, although the kitchen and baths want updating.
If you want spectacular views and you don’t mind being fairly out of the way, 1228 Mission Canyon Place ($5.75 million)—on 6.9 acres up by the Botanical Garden—might appeal. The interiors need updating.
Another Hope Ranch fixer, or maybe teardown: 1475 Cantera Avenue ($3.8 million).
“One of the original homes in Carpinteria,” according to the listing, 4244 Foothill Road ($4.5 million) includes “the main residence with 5 bedrooms/4 baths, a 2-bedroom/2 bath second residence (with 2-car garage), a 4000 sf barn, a 4-car garage + workshop, a detached one-room studio, a greenhouse, chicken coop and approximately 5 acres of income producing avocado and cherimoya trees.” While the house has neat moments, it hasn’t been refreshed in a long time, and it’s right on the road, in one corner of the 6.8-acre lot. P.S. In that part of the world, you have to do your due diligence about cannabis odors.
There’s lot of potential in the 1959 house at 2150 Foothill Lane ($2.795 million), between Mission Canyon and Cielito—which is, of course, another way to say that the current finishes may not to be to everyone’s taste. It’s already in escrow. P.S. I think the statue at the entrance should stay. Embrace the funk!
3053 Samarkand Drive ($2.525 million) was built in 2008, but the exterior could pass for decades older (in a good way). The interiors are not as timeless. P.S. Staging the outside areas would’ve been a worthwhile investment.
A 1920 Craftsman bungalow in the Bungalow Haven district, 608 E. Micheltorena Street ($1.995 million) is dying to be freshened up.
