Noteworthy new listings….
The seller of the 1914 Mediterranean mansion at 1050 Cold Springs Road ($44.5 million), below E. Mountain Drive, paid just $8.8 million in May 2020. A lot has changed since then—not only in the market, but also in the house; the listing has no interior photos, but the rooms have been given a clean, beautiful makeover. (The columns standing guard over the semicircular pool remain.) The property is turnkey and impressive, and yet the price strikes me as more apt for Picacho Lane or Park Lane.
At 272 El Cielito Road ($8.35 million), a 2013 Mediterranean tucked against W. Mountain Drive, the pool is the star: south-facing, with open sky above and an ocean view. The house itself—three bedrooms, five and a half baths—could use a good zhush. I’m no stickler for keeping to one style, but the concrete floor in a guest room (?) feels at odds with the rest.

There’s a lot of classic Lower Riviera charm at 1726 Grand Avenue ($2.349 million), a two-bedroom, two-bath house built in 1925. While the power lines in front of the house are a bummer, at least you get open space in back.
The 1940 Moody Sisters cottage at 1 Rosemary Lane ($2.885 million) is straight out of a fairy tale, but given its size, it may be a better fit for a princess who prefers solitude. And the location right on Barker Pass Road could prove to be as annoying as the proverbial pea under the mattress. Still, it does cast a spell….

••• 1124 E. Cota Street ($1.495 million): 1930 cottage given a cute makeover; the seller paid $1.355 million in September 2023.
••• 19 Arroyo Quemada Lane ($1.6 million): Teardown on .42-acre oceanfront lot on the Gaviota Coast.
••• 1343 Camino Meleno ($2.799 million): S’mores, anyone?
